What areas does Whiteout serve?
Whiteout serves residential, commercial and project-based customers throughout Chelan and Douglas counties. Our primary snow-removal markets are Leavenworth, Peshastin–Dryden and Cashmere. Wenatchee and East Wenatchee are served primarily for IceStrike liquid de-icer, bulk winter materials, dust control, excavation and other project-based site services.
Do you only provide snow removal?
No. Whiteout is a year-round site-services company. Winter services include residential and commercial snow plowing, liquid pretreatment, ice management and refreeze response. Warm-season services include excavation and site work, septic-related work, grading, drainage, dust control and coordinated commercial property maintenance.
Do you provide residential snow removal?
Yes. Whiteout provides snow and ice management for both residential and commercial properties throughout our primary winter service areas. Residential availability depends on location, route capacity and the services needed. Properties that fit efficiently into an existing route are often a great fit. Do you offer seasonal commercial snow contracts?
Yes. Whiteout can structure seasonal commercial snow and ice management around the property, service expectations and risk areas. Programs can include plowing, pretreatment, post-storm treatment, refreeze response and ongoing site monitoring.
What is liquid pretreatment?
Liquid de-icer is applied before a storm when pavement and weather conditions are suitable. Pretreatment can help prevent snow and ice from bonding tightly to pavement, improving mechanical removal and helping reduce packed snow. Learn more about liquid de-icer vs. rock salt.
What is the difference between liquid de-icer and granular ice melt?
Liquid and granular products play different roles. Liquid de-icer can be used for both pretreatment before a storm and post-treatment after plowing when conditions are appropriate. Granular material is generally a post-treatment product applied after snow or ice is already present. The right choice depends on pavement temperature, timing, weather, traffic and the specific site.
Can liquid de-icer be used on concrete?
De-icing chemicals should be used carefully on concrete. Chloride-based products can contribute to scaling, surface damage or corrosion over time, particularly on new, poorly cured, cracked or already deteriorated concrete. Whiteout does not describe any chloride de-icer as harmless to concrete. Product choice, application rate, pavement condition, temperature and timing all matter, and newly placed concrete should be treated conservatively according to the concrete contractor or material manufacturer’s recommendations.
Why can a parking lot become icy after the snow stops?
Daytime warming, sun exposure, roof runoff, drainage and melting snow piles can create water after a storm. When temperatures fall, that moisture can refreeze on pavement, entrances, shaded areas, slopes and sidewalks even when no new snow is falling. Read more about why parking lots refreeze after snow.
Does snow and ice service eliminate every hazard or slip-and-fall risk?
No. Weather and site conditions can change quickly, and no contractor can guarantee completely bare or hazard-free pavement at all times. Whiteout focuses on proactive treatment, monitoring, documentation and communication to help manage changing conditions and reduce avoidable risk.
Do you sell liquid de-icer to contractors and property managers?
Yes. Whiteout locally produces IceStrike liquid de-icer for our own operations and for wholesale customers. Contractors, property managers and facilities with their own application equipment can purchase product without hiring Whiteout for application. Do you sell bulk ice melt, salt, sand or traction materials?
Yes. Whiteout supplies bulk winter materials for contractors, property managers and commercial sites, including granular de-icing and traction products as availability allows.
Do you provide dust control?
Yes. Whiteout provides liquid dust control for gravel roads, commercial yards, construction access, staging areas and other unpaved surfaces across Chelan and Douglas counties. Wholesale dust-control products are also available for contractors and property managers with their own application equipment.
What excavation and site-work services do you provide?
Typical work includes foundation excavation, building-pad preparation, grading, utility trenching, drainage, land clearing, driveway and access preparation, septic excavation and related site work. We serve Cashmere, Wenatchee, East Wenatchee, Leavenworth and surrounding communities based on project scope.
Do you install or excavate for septic systems?
Whiteout provides septic installation and site-preparation services, including tank and component excavation, drainfield preparation, trenching, grading and site restoration. Project requirements depend on the approved design, permitting and site conditions.
Do you provide year-round commercial property maintenance?
Yes. For commercial, multifamily and managed properties, Whiteout can combine winter snow and ice management with warm-season groundskeeping, irrigation-related work, landscape improvements and corrective site work. Our groundskeeping is focused on coordinated property-service relationships rather than standalone residential lawn care.
Can Whiteout handle repairs or site problems discovered during routine property service?
Often, yes. Because Whiteout also performs excavation, drainage, irrigation, landscape and site work, we can address many property issues without requiring a separate contractor. Larger repairs or work outside the contracted maintenance scope are quoted separately.
